Helder Pereira Coelho

Helder Pereira Coelho, father of two, was born on 15 April 1964 and grew up between Lisbon and Setúbal, in a family environment where construction, responsibility and entrepreneurial spirit were present from an early age. The son of a civil engineer and businessman, he became familiar with the world of construction while still young, not merely as a technical field, but as a place where decisions are made, people are coordinated, problems are solved and raw matter is transformed into value.

During his childhood and youth, he experienced this reality first-hand, working during the summer as a site clerk alongside construction supervisors. This early contact gave him a practical understanding of the real estate sector: the importance of execution, detail, deadlines, resource management and the connection between project and outcome. Later, this learning would merge with his own vision of architecture, management, investment and asset value creation.

His entrepreneurial nature became evident early on. As a child, he would collect stones on the beach, ask a friend to paint them and sell them at a small stall, adapting the colours and designs according to the feedback of those who bought them. More than a curious childhood memory, this episode reflects a trait that would remain with him throughout his life: the ability to recognise potential where others see only simple matter, to build partnerships, to turn ideas into products and to create value through creativity, initiative and human connection.

In the early 1990s, he began his studies in Management at ISG. This provided him with an understanding of the business, financial and strategic logic that would later become essential to the way he interpreted real estate. However, his natural connection to construction, spatial design and the physical transformation of places led him to move into Architecture at the University of Lisbon, a degree he completed in 1998.

This was followed by an internship at HCI, an experience that allowed him to work across different departments connected to real estate and to follow highly relevant projects. This transversal contact with several areas of the sector reinforced a conviction that would come to define his career: real estate cannot be approached in a fragmented way. Design, construction, management, investment, commercialisation and end use are all parts of the same equation.

Still during his degree, and within the context of that same internship, he was involved as Site Manager in the reconstruction of three buildings under the Detailed Plan for the Recovery of the Fire-Damaged Area of Chiado, overseeing the processes from design through to project delivery. It was a defining experience, not only because of the technical and symbolic complexity of the context, but also because of the demands of working in a historic area of the city, where each intervention required a balance between memory, functionality, detail and future use.

In 1996, before formally completing his Architecture degree, he founded Architecture TOTE SER, a company that became a pioneer in the concept of space optimisation and high spatial profitability through tourist rental. From the outset, his approach was based on a clear premise: architecture should create value both for those who inhabit the space and for those who invest in it. This vision brought together aesthetics, functionality, rigorous resource management and profitability, at a time when this connection was not yet being addressed in a structured way by the market.

In the early 2000s, he anticipated in Portugal the potential of what would later become consolidated as Local Accommodation. Through lunches in Chiado with people connected to the theatre world, he identified a recurring difficulty in accommodating artists, ballet companies, production teams and professionals who were looking for more private, flexible and qualified solutions than those offered by traditional hospitality. From this observation came a pioneering reading of the market: smaller apartments, well located, well designed and operated with a service-oriented logic, could respond to a new way of temporarily living in the city.

Over the following years, he managed and developed real estate development projects in Portugal, particularly in Lisbon and the Algarve, as well as in international markets across Europe, Asia and Africa. He also worked on exclusive projects designed for demanding clients and high-profile executives, consolidating a practice in which architecture was not merely design, but a precision tool applied to value creation, comfort, functionality and experience.

In 2005, he completed the 31st PADE – Advanced Management Programme – at AESE/IESE Business School, University of Navarra. Among many other business-related courses, this particular programme strengthened the strategic component of his entrepreneurial vision, consolidating the bridge between architectural creativity, investment decision-making and long-term management.

With more than 40 years of experience, Helder Pereira Coelho has led a company that has endured two economic crises and, throughout its journey, has invested, managed and generated more than €300 million in real estate assets, from co-working and co-living to student residences. This resilience across market cycles reflects a way of operating based on prudence, adaptability, the early reading of trends and the ability to execute with rigour even in adverse contexts.

Throughout this journey, he developed and refined his own philosophy: Perceived Space Amplification®. This technique, now a registered trademark of TOTE SER Capital, is the result of decades of observation, practice and study into the way people perceive and inhabit spaces. Through natural light, artificial lighting, reflections, mirrors, proportion, circulation and interior layout, it seeks to amplify the spatial experience without necessarily changing the physical area, granting greater value, status and perceived power to the user or investor.

His philosophy remains clear: the best projects are born when business vision, architectural sensitivity and respect for the human experience work together – a concept he is now applying to the new intergenerational development Bay Residence, under the Generation Legacy concept, leaving behind a legacy and a better world than the one he found.
