Reconstruction in the 90's, after the fire in Chiado on August,1988, with an project that includes residential and retail. Still in a construction phase, wanting to respond to market's demand, the use of residential has been changed to services. Spaces for services were a popular demand in this historical part of the city, being mostly used for law offices due the proximity of one of the largest and most important court in Lisbon.
For almost 2 decades, these assets provided income for the investment fund due the rental in the service and retail areas. Currently, with the increased tourism, TOTE SER, in agreement with the proprietary Fund, has changed the functionality of services to residential, substantially increasing its profitability.
Regardless of the increased inflows that tourism brings to the real estate market, it is important to strategically allocate assets through different types of rental, in order to keep up with the constant market changes and guarantee the best profitability indices in each economic cycle. This dynamism is the result of TOTE SER's years of experience and the increasingly assertive interpretation of the trends of the Portuguese real estate market.
